A Franchise for Sale

Not every franchise for sale is a good franchise opportunity. The minute you become a franchise owner, you inherit many of the business problems of the parent company. If the parent company has management troubles, those troubles will no doubt trickle down into your franchise business. However, once you've done your research, explored the possibilities, and found a great franchise for sale, you're well on your way to a profitable and fulfilling future.

When buying a franchise that is for sale, whether previously owned or not, it's very important to do the proper research. Contact other franchise owners. Contact the Better Business Bureau in the parent company's local town. Do your due-diligence by searching Google for any problems related to the franchisor.

Researching the franchise for sale will not make you exempt from all of the franchisor's problems, but it will go a long way to save you grief and stress if you decide to buy that franchise. I've written plenty of articles regarding the franchise industry, and I can't stress enough how important it is to do your research. Even though it seems like a great deal, and a wonderful company, you don't want any unexpected surprises. There may be hidden costs or expenditures that you were not expecting, but many of these will surface if you do the proper research.

Many aggressive entrepreneurs would rather not work within strict guidelines. For them, buying a franchise for sale equates to buying a job and not starting a business. For the entrepreneur that are in business to discover or create new paths, buying a franchise for sale may not be the best solution. The tradeoff for franchise owners sticking to regimented systems and processes is the safety and security of proven methods. Which type of person are you?

Over 70% of small businesses tap into home equity or personal and retirement savings to partially fund their new venture, this is according to the Small Business Development Centers. Many states allow residents to have home equity "lines of credit", where you can access up to 85% of the equity in your house, but are not required to take it all out at once.

Another option is to apply for a traditional commercial bank loan. Franchisees generally have an easier time securing bank loans than do independent business owners because they have the franchisors track record working in their favor. Something to consider if you're leaning towards an independent business rather than a franchise business.

The SBA (Small Business Association) offers alternative loan options to those entrepreneurs who cannot secure traditional commercial loans, and typically offer comparable rates and terms. One of the most popular SBA program is the LowDoc program where entrepreneurs can request up to $150,000, have up to 85% of the loan guaranteed, and receive an approval response within 36 hours of submitting a complete application. The typical 7(a) SBA loan has a maximum amount of $2 Million, with up to 25 year maturity periods, and up to 85% guarantee for loans less than $150,000, and 75% guarantee for loans above $150,000.

Several lending institutions have qualified for the government's Preferred Lender Program (PEP). Under the PLP, the SBA delegates loan approval, closing, and most servicing and liquidation authority and responsibility to these carefully selected lenders, thereby drastically quickening the process. Franchises are one of the most popular ways to start a business. In 2005, there were about 850,000 franchises operating in the U.S. alone with approximately 10 million people employed. Sales volume accounted for about 40% of all retail sales at around $1.5 billion. This information is all according to research which was conducted by the International Federation Association and the National Franchise Association.

At the present time, I don't really know if there is any business left that has not tried the franchise. You can find fast food restaurant franchises, cleaning services and even automotive shops. The most popular franchise categories still seem to be the restaurant, deli and sandwich franchises.

Franchises all have a couple of things in common that makes them attractive to potential business owners:
1. Fast start up utilizing a working marketing system;
2. Peace of mind because it has been proven to work already;
3. Exclusive territory (in most cases).

At the same time, there are known disadvantages. For example, many franchise companies don't live up to the standard of support they promised. Some franchises are overly strict with regards to their branding and marketing requirements, which may be disappointing for a creative entrepreneur. One other disadvantage is the work pressure, especially when operating a franchise that requires hiring employees or staff.

The International Franchise Association found that the annual gross income for a typical franchise ranges between $75,000 - $125,000 (before taxes). With an investment level of let's say $250,000 you can expect a payback time of around 3 years. To me, that's too long. It's clear that becoming a franchisee requires enough cash to sustain yourself, and the business, in the first years. It also requires a lot of sustained hard work to get the business off the ground.

If you do not have any money to get your business off the ground, it's better not to start at all. Lack of financial backing, or capital, has been the downfall of many businesses. Careful planning is the key. Planning, combined with a preparedness to live a frugal lifestyle for years to come, is very important.
